Buy Educating Leads

When most real estate agents think of Ohio they think of $50,000 - $100,000 investment and filp properties.

Well, today’s story is a bit different.

Today you’ll learn how Joe Wimer a real estate agent from Columbus Ohio helped his buyer purchase a $300,000 house with a really tight time line using an educational approach you can start using today.

Before we jump into the story I want to ask you this. Have you ever been in a situation where you thought you had a buyer locked in and they decided to use another agent?

I think most of us have been there before especially when we were getting started. OH and it hurts the most when it’s a family member. Am I right?

As I write Joe’s story I want you to think about how his strategy will help you get a larger percentage of the buyers in your database to work with you.

Plus I am going to give you a bonus strategy to along with Joe’s strategy to get a buyers agreement signed effortlessly and without being “salesy”.

Joe Wimer is a real estate Agent out of Columbus Ohio who does a great job educating is buyers and sellers through video.

I love tapping into my creative side to produce content that people will enjoy watching. I don't want to just make boring/informational videos... I want to entertain people while teaching them something of value.

Joe Wimer

Below is his story on how he closed one of his most recent transactions and made $8,000 in GCI.

"My most recent closing was with a long-time friend who wanted to purchase his first condominium.

The real estate market in Columbus is currently very competitive, so I wanted to ensure that I didn't disappoint him or let him experience "buyer's fatigue" - a common issue many people are facing.

Although he had a tight timeline due to his lease ending, I was able to find him a condo in the exact neighborhood he desired and within the specified timeframe before his lease expired.

The price of the condo was below $300,000, resulting in an $8,000 commission for me.

One effective way I have supported my buyers in navigating this challenging seller's market is by providing resources such as a Home Buyer's Guide and a How To Compete guide…

Which I review with them in advance to prepare them for making quick decisions when the right opportunity arises. That's precisely what we did, and ultimately, my friend Aaron emerged as the successful buyer amidst the competition.”

The reason I love this story about Joe and his buyer getting the deal done is because he helps solve one of the biggest problems we face as agents…educating buyers effectively and as quickly as possible.

Joe goes on to say this:

“The most valuable thing you can do for your buyers and sellers is to communicate with utmost honesty.

By setting realistic expectations from the beginning and not shying away from being straightforward, they will appreciate your candor much more than if you simply tell them what they want to hear.

Having informative videos and guides in place to educate and prepare them will greatly contribute to their confidence, making them feel supported throughout the entire process.

Even if there are no updates, it is still crucial to proactively reach out to them and keep them informed, so they never feel left in the dark.

Ultimately, buying or selling a home is an emotionally charged process, and the better you can manage those emotions, the more positive reviews you will receive, leading to an increase in referral business."

P.S. A little bonus tip: for those of you who have trouble or don’t feel at ease getting your buyer or seller agreement signed. Take your guides and at the end of each guide add a digital link that leads to your buyers or sellers agreement.

Why does this work? Well, it not only get’s them to watch or read your guide to educate them, but it also gives you the chance to say

“Did you read the guide? If so, and you liked what your read at the end of the guide is the agreement I use to start working with my clients. Just read and sign that and let’s get rolling”. I mean use your own lingo, but that’s how I would keep it light.
