A REAL $0 Dollar Social Media Strategy

Do you want 3 quick tips to generate clients ASAP?

Well, I am going to share that with you in just a moment, but first I want to tell you the how and why I came up with this simple 3-step strategy that has helped me and other agents not just sell, BUT make millions.

You see whenever I got into real estate it was all about cold calling, door knocking and circle prospecting and I would argue it still is in some offices. Maybe yours is one of those offices, and that is ok.

I was told to cold call and door knock these folks and then anyone I got on a call I was to add their name, phone number and email to my database.

Look all those things work and work well if you work them, BUT they just weren’t my cup of tea.

I like a sweet Texas tea and people getting upset with me for cold calling wasn’t that!

So I developed a strategy that made people feel seen and cared for and not feel ambushed by a sharp salesperson.

You know I wanted them to feel like a warm butter biscuit and a hot cup of coffee make you feel on a cool Texas morning.

Ok, so how do you generate clients ASAP?


I get asked this question a lot when I am on my weekly zoom calls with our agents, so I thought I’d just share it with everyone!

Back in the day, whenever I needed to generate clients quickly, here’s the exact 3 things I ALWAYS did:

1. I planned a 1-2 week lead gen. sprint. Most real estate agents do sprints totally wrong (for ex: most of your warm leads come from your SOI therefore most of your clients will come from your SOI — but most agents totally leave their SOI out of the sprint and only chase cold leads (people they’ve never spoken to and likely paid for via Ads).

2. I made sure whenever I was doing my sprints the posts/messages I was posting/sending were actually solving a real problem for my ideal clients. (One of the biggest reasons why agents fail is lack of understanding client needs.

Aka, your posts/messages might not be solving a real problem so double check that). I also made sure my posts/messages were irresistible to not respond to.

3. I wrote daily posts for FB groups and sent daily messages to my SOI, expressing thanks for being one of my trusted contacts and used my posts in Facebook group to talk to people as if everyone already KNEW me as their trusted real estate agent.

I actually allowed myself to get excited and happy about the future clients I knew were going to get added into my database before I EVEN had them added.

So my goal each day was to send 20 text messages to my SOI seeing how they are doing and asking if I can update their info in my database.

My other goal was to have 20 new conversations with 20 “new to me” people each day from Facebook groups to get them added to my database.

So instead of cold calling I figured out a way to update/collect emails and phone numbers from both my current SOI and new contacts from Facebook groups.

I also figured out a way to add 20 new contacts per day for 1-2 weeks aka 70-280 new contacts in my database that were going to buy or sell at some point in the future.

Aaaaaannnddddd then you just rinse and repeat over and over again!

P.S. I know this strategy seems simple, but I ALSO know people who have made $1 Million, $10 Million and up to $50 Million purely using messages and posts that lead to comments that lead to DM’s that lead to clients.

P.P.S Don’t take this strategy lightly. When it comes to getting more clients it all starts with a conversation that leads to adding people to your database and getting them what they want/need. (A list of homes in a community they desire, a CMA or a net sheet).
