Is Real Estate Really "Cut Throat"?

BUT what if there was a different way? A path to building more mutually beneficial relationships with other agents?
Well, that is what we will be learning to do today from Ian Flannigan.
Ian is a dedicated husband and father with over 18 years as a trusted real estate professional. He has an international team of over 2,000+ agents and growing. He is also a coach and mentor for the next generation of real estate professionals.

Ian Flannigan is a Dallas, Texas real estate agent with 18 year of experience that has gotten 3 transactions worth over $1,200,000 in volume from his proven and wildly successful referral strategy and this is his story.
“One way I've been more intentional about building my SOI, is what I call a cheer campaign. Years ago I hired a VA to get inside my Facebook account, which I now call my "Meta CRM" and every day we cheer everyone on.
Every week over 300 people in my account get a message from me, with everything from happy birthdays, congratulations, happy anniversary, and so on.
We all have special moments in our lives and everyone shares EVERYTHING on social media.
My goal is to have 1000's of people every month engage with me and by doing so I’ve become "top of mind" as a go to real estate agent that not only helps people, but wants to see them win.
Over the last several years I've built my agent teams and databases to be able to serve clients in every market in the U.S.
This has been the biggest game changer in my business. However, I want you to know this.
The biggest challenge I see with 95% of the agents I’ve coached, is no one knows who you are.
But I believe there is an easy solution to this problem.
The larger your sphere is of people who know YOU, the more people reach out with referrals who needs to buy or sell, that's called "Warm Inbound Business".
By being more intentional about building a sphere over the past several years I’ve been able to build relationships with agents from all over the country.
This has positioned me to become a go to referral partner to many of my real estate agent connections from markets all over the U.S.
So how does this work in practice?
Well, one of my connections I’ve been nurturing reached out and sent me a referral that I was more than happy to accept.
Once I received the warm referral, I was able to call and ask questions to learn more about their family, as well as their own needs.
I soon found out that the referral's mother was also considering selling her house, which was out of town and purchasing another home here in my market as well.
This was a long process of nurturing her mother, however, we finally got to the point where they were ready to start touring homes and submitting offers. We eventually got a contract in escrow and closed.
Now the 3rd transaction came about from continuing to learn about their family and asking probing questions. It turned out that her grandson's lease was up in a few months and he was also looking to buy his 1st home.
After several conversations we eventually got him pre-qualified and we were off to the races and touring homes.
So one referral from an agent did not result in just 1 closed transaction,
but 3 transactions which all closed within a few months of one another. Once again, continuing to connect with agents in other markets and staying "top of mind" with them, has paid off BIG TIME!
Real estate is a game of “who knows you”!
It’s all about building relationships with as many people as possible and being a trusted resource. Social media amplifies you and what you do, so leverage all the social platforms you can.
Don’t forget about video marketing. Although I love active relationship building I want to remind you to also utilise YouTube. YouTube literally prospects and allows people to learn and build trust in you while you’re sleeping!
Another thing I want to share with my fellow real estate agents reading this is most agents are just not intentional with building a database of other real estate professionals across the country.
You MUST understand that other real estate agents can potentially and if done properly will refer you business.
Just to recap on my strategy: I use Facebook as a CRM to stay in contact and become "top of mind" as a trusted referral partner in Dallas, TX. I use a VA to help me with daily outreach, but trust me you can start messaging agents on your own without a VA.
So please don’t overlook agents in markets outside of your own, build new relationships, share valuable resources and watch the magic happen.
