Your 2024 Playbook
Back in 2014 - 2015 I started diving into the world of marketing and combining that with real estate.
The interesting thing about that time was Facebook marketplace and Facebook groups were just starting to become a thing. Basically not everyone knew how to use them and most people didn’t know they really existed.
Most of us were consumed with learning about Facebook paid ads and generating paid leads.
However, the thing I noticed back then that is still true today is that the same leads you get from paid ads are often the same leads you can get for free from Facebook groups.
I want to say that again…the same leads you pay for through paid advertising are the same ones you can get for free today and often the free leads are higher quality.
So…why am I writing about this today?
Well, I watched a video today on a realtor who has had $100,000 months from a 2,1000 person Facebook Group. Yup…just 2,100 people in a Facebook group to make 7 figures a month.
Here is what I want to do for you. I want to breakdown what he has done, because it is almost exactly what I have done to make 7 figures a well =.
Step 1: Identify a niche that interests you or that you can associate with that will resonate with others.
Examples: 1st Dads group, Moms group, newly engaged (male or female), dog owners, hikers, bikers, knitters.
I think you get the point. Find a niche a lot of people have interest in and you create that group. Hint: his group is Dad’s of a certain city. Mine is New Agents.
Step 2: Start posting interesting things related to your niche and things they can relate to.
Examples: How many dads would like to get together for a taco Tuesday or Thursday? How many agents would like to get together for a weekly mastermind call?
Step 3: Post things in the group that can help as many people in the group promote themselves.
Examples: Promotion Wednesday. Post a pic of you and one of your past clients and say today is promotion day and we would love to help all of our Dads connect with more local Dads who need their service.
Step 4: Send each Dad a persona thank you for joining the group. Send them a message to join your (Niches)newsletter.
Examples: Hey name, first off I want to take a minute to say thanks for joining our (Niche) group. I also want to invite you to join our newsletter where we share cool activities, ideas to do with family etc. Is that something that would be helpful to you and your family when you are trying to figure out what to do on weekends?
Step 5: In the signature of every email you have your contact info and profession.
Example: I mean common I don’t have to spell that one out…you take about yourself all the time and know who you are. LOL
Step 6: This is by far my favorite step. Once Dads (your niche of folks) start reaching out to you and using you you ask them to go back into the group and post a picture of you and them in front of the home or at the closing table. Ask them to say a few nice words. P.S. You sent them the pic so that’s how they got that.
That’s it. That is how you build a 7 figure income using Facebook groups as a real estate agent.
Now, one thing you must know this make take 6 or 7 months of building before you get your first deal, but once it starts working it will snowball like crazy. 1 deal turns into 10 deals a month or more.
I know this because that is exactly what I have done.
The only question you have to ask yourself at this point is are you willing to put in the work to earn another 6-7 figures? I hope so!
