Kimberly Augustine Williams is a Houston, Texas real estate agent that has gotten 3 listings and 2 recent closings totalling over $25,000 in GCI and this is her story.
"Recently, I had the pleasure of working with a for-sale-by-owner investor, and it turned out to be a game-changer for my business. Through my routine cold calling efforts, I connected with this investor who had three properties to sell and was eager to find a solution.
Initially, I came across one of the properties listed as a FSBO (for-sale-by-owner) and decided to give the owner a call. Our conversation was fantastic, and I was able to secure the listing. I wasted no time and got it ready to hit the market by March 10, 2023. To my delight, we quickly found a cash buyer, and we closed the deal by March 30, 2023.
As a result, the investor trusted me with the other two properties that had expired with previous agents. The second home was listed on April 16 and closed on April 21. Since I was already capped at 100% commission the first brought in $12,750 and the second brought in $12,300. The final property is set to close this month (May). It's truly been a successful collaboration, and we're currently under contract for two more homes with this same investor, scheduled to close by the end of this month.
I can't emphasise enough how effective cold calling has been for generating listings. From the very beginning of my real estate career, I was advised that listing properties is crucial for long-term success. I must admit, I have fallen in love with the results I've achieved through cold calling. It's become my go-to strategy, and I doubt I'll ever stop utilising this powerful tool.
Having the ability to present sellers with immediate offers or alternative solutions, especially when they're facing challenging circumstances, is incredibly powerful.
