Happy Humpday Closers. Letās talk about taking listings and the secret hack I used that shocked my broker when I told her about it.

How to take listings without taking listings š¤
So back when I got started selling real estate, cold calling and door knocking were all the rave when it came to getting listings and I guess they still are. š¤·
However, I wasnāt big on cold calling and I sure wasnāt about to walk around in the Texas heat to knock on random peoples doors.
If youāve seen meā¦not much more needs to be said about that.
Anyhow⦠I needed a creative way that wasnāt going to be cold calling with the same scripts as everyone else and wasnāt going to make me sweat out like an old dude in a sauna.
Hereās how I thought about the processā¦if it were me how would I like to be approached? So I thought of a few more questions that helped me think deeper on the thoughts sellers may have when we agents call them.
Do they want to be sold or do they want to get help?
Do they want something for free or to pay a fee?
Do they want someone visiting their home without an approval?
With just these 3 questions my idea started to formulate into a real plan.
Ok, my next questions were:
How I am I going to find sellers and who am I going to call? Expireds or FSBOs?
Expireds? Nahā¦they are still getting over being passed on by buyers.
FSBOs? Yeahā¦they want help, but donāt want to pay for it and if they donāt want random agents calling SO they sure donāt want random people in their home who canāt afford it.
My next question was:
What tool was I going to use to find these FSBOs?
I could use something like Zillow or FSBO dot com to find FBSOs, but then I would have to compile all that data myself each week. NOPEā¦I like to work, but paper work and data compiling are not my favorite.
So, here is what I landed on. I decided to use REDx one of the most popular tools that is updated weekly to find new FSBOs and Expireds.
Armed with my plan and some fresh data from REDx I did what I didnāt want to do, but hey you gotta do what you sometimes donāt want to do, to get to where you want to be.
I picked up the phone and started dialing. š±
The first 4 dials no one picked up. On the 5th call I got my 1st FSBO and said the following:
Hey this is Joseph Gonzales with Remax 1 here in Cedar Park. Before you hangup I am not calling to try to list your home, but to bring you actual buyers that are pre-approved.
To my surprise they didnāt hang up, but saidā¦āOk tell me moreā. I followed up with:
I have a way that allows you to still list your home yourself, but get the help of a lender who get people to text or call a number and get them pre-approved before they try to see your home. How does that sound?
They said āsounds good, but how does that help you?ā To which I followed up with the following":
Well, if the lender can get a buyer pre-approved and they decide to move forward with buying your home I can represent them⦠if they arenāt already represented. Or if they choose to search elsewhere I can also help them.
They said āOKā. I was SHOCKED! As a knuckle head new agent I did what what we should never doā¦I kept talking. š¤¦š½āāļø
Also, the benefit of doing it this way is the lender can put a sign in your yard, you donāt have to sign a contract with a realtor and you only have people that can afford your home coming to see it. How does that sound?
To which they repliedā¦āI already said okā.
I laughed and they said āwhen can you come out and put the sign in the yard?ā I said next week.
Just like that I had done something no one in my office had done before and I took several more listings in the following weeks without ever really ātaking a listingā.
