"I met my clients through a Facebook ad in September 2nd 2019. Stayed in touch with them via email and text, never pressured them. With my weekly email market update I was always in front of them-being top of mind (something I learned from Ricky Carruth). They are from a different ethnic culture, English was not their first language and trusting others was an issue they had encountered before with other realtors.

I was always upfront and honest, I never attempted to sell them anything, all I did was be real honest with them, give them value, my honest thoughts, provide data and proof to support what I shared with them. When they were ready to sell, they reached out to me.

We were going to sell their home first, then buy after with me doing both transactions. We listed their home in December 2020, got them what they wanted in terms of price but were afraid of not finding a home, we decided in their best interest not to take the offer but to wait and find their dream home first.

Our market was going through bidding wars, fuelled by low mortgage interest rates, low supply of homes, high buyer demand.

While under contract with me the 1st time another agent tried to entice them by dropping gifts off, reducing her listing commission if they hire her instead of me ....my clients didn't budge because she wanted 2% commission from them just to write up the offer if they found an off market buyer for their home and what she was doing didn't feel right.....

Meanwhile I told them I would help them for no cost. I would review everything and send it to a lawyer to ensure everything is done correctly as long as they buy with me.

Shortly after many months of visiting homes and writing offers, they found a home and bought it privately (via a friend and an agent). I helped them through that process by giving them FREE, honest and candid advice without expecting anything in return.

We re-listed their home in July 2021 and we received one incredible offer, sold for more than we expected (26.75% over list price).

They value me as a person, an agent and my honesty by always looking out for their family's best interest first.They were very happy with me and my services. We’ve built a good friendship.

Since then they have sent me 2 clients, and we have remained good friends.

I believe It's all about being honest, setting realistic expectations, constant communication, top notch marketing and communication skills.
