Tip Tuesday #003: 1,000 New Leads. 90 Days. 1 Guide.
Better Connections = More Contracts

Today, I’m going to show you how to gain your first 1,000 leads for free.
In a world of hacks, paid leads, and massive ad spends, I’m going to walk through a much more organic approach. And this approach will be solely focused on connecting with the right people in your local market.
By connecting with the right leads, you increase your conversations, which is how you improve your life and business in the long term.
The problem is that most guides focus on cold leads (or paid traffic), rather than helping you find the best type of connections for your business.
1,000 ideal connections are better than 100,000 RANDOM paid leads.
There will be zero hacks or tricks in today’s issue. Just proven tactics that help pick up the perfect relationships for you. That can generally be defined as someone who:
You can help learn
You can network/do referrals with
You can create or share opportunities with
Can be a client of your real estate services
Here's your action plan for the next 90 days. Let’s dive in.
Day 1: Maximize Your Profile
To begin, it’s critical to understand that you must give people a reason to connect with you. Just posting into random local groups will do very little if you can’t explicitly show why you’re worth connecting with.
Here’s a great framework for your Facebook or IG profile:
A catchy moniker: The Helping Realtor (optional)
What you’re working on: Building a portfolio of VIP real estate clients to serve at the highest level.
What people can expect when they connect with you: Posts and videos about smarter real estate buying and selling strategies.
Pair that with a crisp, professional headshot, and create a FB cover phots that supports your bio. You can do that very quickly using something like Canva.
Day 1 to 30: Livestream or Story Your Journey
I see too many people on FB or IG trying to be funny, witty, or clever. Does it work for a some people? Sure. Is it the best strategy for most people? Most likely not. Social Media growth is NOT about sharing meaningless dances.
Instead, figure out what you’re buyers/sellers are obsessed with and bring them along on your journey. Think of Social Media as a live stream, where you’re sharing everything that you’re learning/know (educate) in real-time.
Here’s a simple framework to follow, that has worked well for me:
AM1: Post a simple 4 or 5-step tip that are easy to understand.
AM2: Post an easily consumable, and helpful video.
PM: Ask a great question that you’d like answered.
“What are your biggest fears about selling your home today?”
Day 31 to 60: Double Down On Your Best
After 30 days or so, you’ll have a collection of 90+ Posts to look back on. Some of those Posts will have resonated, while others will be duds. That’s ok, it happens to me and it is perfectly normal.
Find the Posts that resonated and double down by turning them into longer-form FB wall posts or Instagram carousels. Again you can use Canva for this.
Since you’ve asked a question each day, you can also turn the answers into posts or videos. This is a very simple way to get started.
I recommend doing 1-2 videos per week because they maximize your chances of getting attention from the right types of people. They have a much higher likelihood of catching the algorithm and going a bit viral.
Day 61 to 90: Build Your Ecosystem
You now have a well-designed profile, 60 days’ worth of content to analyze, and some new FB & IG post ideas.
If you’re resonating with the right people, you’ll likely have some new connections as well. This is a great time to set up a small network of like-minded people, on the same journey as you. (you can also do this on day one if you’d like)
I made it even more simple to find these people with these 3 tips:
I use a method called Local FB Group Hacking which helps me create a massive group of local business owners, and interact with them easily each day. By supporting people who are relevant to me, I generally earn their support back.
You should be doing this as well. Here’s my simple 4 step process:
Post this in local groups “Who has a local business we can support post it below”.
Comment “Thank you” on the flood of comments that come in
Message each person and ask if you can support their business in anyway this week.
Finally ask if you can add them to my database.
These 4 steps not only ensure you grow your audience by 200-300 per week, but you also have a list of fellow local business owners who you know can support your posts and watch your videos as well. P.S. they will likely become future clients.
