Tip Tuesday #004: Content That Wins Clients
Understand Them and They Will Come
This week's tip: Understand what content powers a Realtor’s business
Social media content can be one of the most powerful tools for building an audience and ultimately revenue in your real estate business.
Even if you don't have a niche or “farm” to market to now, you should always be building content for an audience in anticipation of working with them in the future.
In order to effectively build an audience that will buy or sell real estate through you, you should consider following these 4 content types:

1. The person who learns from you
2. The person who is entertained by me
3. The person who I make think
4. The person who connects with me
Those are the 4 types of people that will ultimately work with you.
Let's dive into each of them, and provide some examples below.
Content style 1: This person learns (or get education) from me
I've found that the easiest way to show off your expertise is by teaching prospective buyers, sellers and/or future clients how to buy their first property or list their property to make it as desirable as possible.
When educating, it pays to really dive into what people may think, but need confirmation on. This helps show the audience that you're truly a master of your industry, rather than providing high-level fluff info they could care less about. (Like your latest head shot)
Someone who does a great job of this is Neel Dhingra. As a successful loan officer himself, Neel pulls the curtain back on short-form content for his audience through educational videos.
Here's one of my favorite examples of him teaching his audience something they may think is true, but need confirmation on and he makes it easy to relate to and he relayed the message in short-form effectively:
Content style 2: This person entertains me
Teaching your audience is helpful, but if you drill your audience with facts and teachings 100% of the time, you run the risk of boring them to death.
Once you bore your audience, they will eventually tune out. This is where entertainment comes in.
If you learn anything from this issue, it's that education and entertainment rolled into one (i.e. "edutainment") is the most powerful combination in content creation.
Someone who is extremely entertaining yet educational is Amy Gregory.
I don't agree with everything she writes or pots, but that's sort of the point. I do agree with most things she says though….LOL With entertainment comes edgy content, and with edgy content comes a more close-knit tribe.
Here's one of my favorite examples of her entertaining and educating her audience:
Content style 3: This person makes me think
Outside of teaching and education, there are deeper pieces of content that we all know and love.
Thoughtful content doesn't teach, nor does it entertain. But it should leave your audience with the reaction, "wow, I've never thought of it like that before..." or "woah, what a great idea to consider..."
The content creator who does this incredibly well is Brian Decker
Here is a recent favorite example of a thoughtful piece of content that as a parent and real estate professional myself; really made me stop and think:
Content style 4: This person understands me
Last, but certainly not least, is content that is high on connecting with your audiences needs, wants and overall feelings (aka empathy).
Content that reaches out to your audience and says, "I understand what you're going through" or, "you're not alone in that experience".
Empathetic content draws your audience and readers in closer and greatly humanizes an otherwise inanimate social media creator’s content.
The best at this are people like Javier Vidana, who runs a YouTube Channel helping buyers make smarter real estate buying decisions and Kyle Seagraves who runs the brand called Win The House You Love. The name speaks for itslef.
Honestly any of their recent YouTube content are great examples of nailing empathy by showing they understands their audiences wants, needs, and desires when it comes to buying or selling real estate.
